A small single-skin roof over an existing slab starts around A$8,000–A$16,000; a mid-sized insulated-roof patio runs A$18,000–A$35,000; and a large flyover, gable or fully custom build sits at A$35,000–A$60,000+. What actually drives the price

1. Roof type

A single-skin Colorbond roof is the most affordable. An insulated roof costs more but is worth it in our Brisbane summers — it cuts the heat and noise dramatically, which is why most of our SE Queensland clients choose it. Flyover and gable designs cost more again because of the extra steel and engineering.

2. Size and structure

Bigger spans need bigger beams and more footings. Once you go past a certain span the engineering steps up, and that shows in the price.

3. Site access — the hidden one

This is the cost nobody quotes for in their head. If we can't get a vehicle and materials to the build area, labour time climbs fast. A tight side setback, a sloping block, or having to carry steel over the house can add real money to an otherwise simple job. We flag this honestly at the measure so there are no surprises later.

4. Approval and engineering
